A charming off grid property with approx. 3 1/2 ha of land nestled in the Dordogne between Bergerac and Sarlat!!
In a permaculture setting, surrounded by oak trees; a lovely restored stone built perigourdine house with a magnificent view!!
It. has been totally restored by using eco-friendly building technics and natural materials. An extension has been added with a timber frame straw bale wall. All the walls have been covered with a lime/sand/earth based render; terracotta tiles for the floor, custom made redwood frame double glazed windows, cellulose insultaion. Solar panels connected to a wood-burner with a back boiler for hot water and heating (Godin). The electricity has been conceived to protect from electromagnetic waves. And last but not least a composting toilet!!
The house has 140m2 living space - An entrance opening onto a small library that catches the morning sun. A big bathroom, the composting toilet (Separett) and 1 bedroom/mezzanine with its own entrance from the garden and a separate en suite shower room.
Downstairs: a large living room with an open plan kitchen leading onto the covered veranda and garden.Upstairs: 2 bedrooms.
Attached to the house a utility room. A separate small stone building. A well and a 10m3 rainwater capture tank. For the grey water a septic tank.
The 3 1/2 hectares are a mixture of meadow- and woodland. The land bordering the road is constructable
A place which has enabled me to grow in awareness and knowledge and to stay always connected to Mother nature; a place were i have been able to rest, feel protected and regain confidence and energy. It is time to move on now !!!!
